Welcome to our coastal retreat neighborhood at Legion Park Landing in Miramar Beach Florida. Our charming neighborhood offers the perfect blend of quiet charm and coastal living, just moments away from the pristine white sand beaches of South Walton Emerald Coast. Perfectly located only 1 mile from the beach and only 1 street away from the Bay where you will find Legion Park that includes a Playground, Boat Launch, Pickleball Court, Basketball Court, Sand Volleyball Court, Swings overlooking the Bay, Grills and Pavilions.
Our neighborhood is small, quiet, and charming, with only 31 homes, and we strive to keep it that way. We are on a private, circular street with the homes located on either side of the loop. We own and operate our own picturesque pond in the back of the neighborhood complete with fountains and a wooden bridge crossing. It is mainly for these two features that the developer incorporated the Legion Park Landing Neighborhood Homeowners Association to take care of the operating and maintaining these into the future. The Association also strives to maintain the quiet curb appeal of our little coastal neighborhood.
When you bought or rented your home in our neighborhood, you should have been provided a copy of our governing documents. As an owner, you are now a member of our neighborhood corporate Association, or if a tenant, you are a resident guest of the neighborhood. Either way you and your family are subject to the provisions of the Covenants, Conditions, & Restrictions (CC&R's) of the neighborhood. Please take a few moments to read through them, they are not long and do not have a lot of rules and provisions; and most are just common sense. However there are some and you want to make sure to follow them in order to maintain our neighborhood standards.
Here are the major highlights:
- Nobody wants to see your garbage cans! Please keep them out of sight from the street or neighbor's lots except on Trash Days (Mon-yard waste only, Tuesday, & Friday). If you leave it out in front of your house, you may find a warning reminder such as the one below.
- Nor does anyone want to see random stuff kept in your yard, resting on the side of your house, or otherwise stored stored in piles out in either the front or back yard where people can see it. Keep it in the garage or otherwise out of sight from all neighbors.
- Maintain your yard and flower beds by keeping your yard mowed and edged, and flower beds weeded and attractive. Nothing detracts from a neighborhood's curb appeal like a bunch of overgrown, weed-infested yards.
- Any boats, jet skis, trailers, or campers must be kept in an enclosed parking structure—in our neighborhood that means the garage as that is the only enclosed structure on any lot. Short term, temporary exposure is ok, just don't keep them in the driveway or in the front or back yard where people can see them.
- We know you are probably excited about your new house, but if you have any plans to modify your exterior such as painting, erecting or changing fencing, removing or planting trees or otherwise significantly altering your landscaping, you must obtain approval from our Architectural Review Committee before beginning any such project.
- Please pay attention to the No Parking signs. We do not allow permanent parking on the street. Short term during the day is one thing, but be aware there is a tow company that periodically patrols the neighborhood overnight and will tow any parked cars they find.
