Our governing documents can be found on this website here. When listing a home for sale in the neighborhood, please note that page 9 of the CCR's governs the use of real estate "For Sale" signs. "an Owner shall be allowed one (1) double-faced. standard 2' X 3' "For Sale" real estate sign when said property is being marketed. At such times as a contract for sale is closed, said sign shall immediately be removed."

Our annual homeowner assessments for 2025 are $650. Per page 13 of our Bylaws, the annual assessments are due on January 1st and are late on February 1st. There is a $10 administrative late fee paid on February 1st or later. In addition simple interest is due on all late assessments at a rate of 1.5% per month (18% per annum).

As of 2022, our new buyer fee is $1,000.

To request an Estoppel Certificate, please email us at lplhomeowners@yahoo.com. Our estoppel fees are the current maximum under FL 720.30851(6):
Normal delivery with no delinquent amounts due: $250 (10 business day delivery)
Expedited delivery with no delinquent amounts due: $350 (3 business days or less delivery)
If a delinquent amount is owed, an additional fee of $150 is charged.
